A full time processor is a salary, benefits and a desk, owed whether or not loans close. This is a fee per file, and the first option only lands when one does.

Appraisal ordering
We locate a local appraiser who knows the market, place the order, and chase the report so it is not the thing holding up your close.
Insurance binders
We work directly with the borrower's agent to get a binder that satisfies the lender the first time, with the mortgagee clause already right.
Entity documents
Articles, operating agreements, certificates of good standing, EIN letters. We know which version each program will accept.
Title and closing
We coordinate the attorney or title company, keep the settlement statement moving, and make sure the closing package is complete.
Lender conditions and funding
Every condition the institutional lender raises comes to us, not to you. We clear them one by one and push the file to the wire.
Payoff and the back side
When the loan is ready to be paid off we handle the demand, the figures, and the coordination, so the exit is as clean as the close.
