Draw processing that does not stall the job.
We run draws to each lender's own process, and we explain that process to the borrower before the first request goes in.
Most draws are late for the same few reasons.
A waiver from the wrong party. An invoice that does not tie to the budget line. An inspection nobody scheduled. We work the parts that go wrong, before they do.
The budget and the schedule of values
We set the draw schedule against the lender's approved budget at the start, so the borrower knows what each draw releases before the first nail goes in.
The draw request itself
We assemble the request, the supporting invoices and the percentage complete in the format that lender expects, and submit it.
Inspections
We order the inspection, coordinate site access with the contractor, and follow the report through to the lender's review.
Lien waivers and contractor paperwork
Conditional and unconditional waivers collected from the right parties at the right point, which is where most draws stall.
Disbursement and follow through
We track the release to the borrower and confirm the funds landed, then set up the next draw rather than waiting to be asked.
The borrower gets told how it works, once, up front.
Borrowers do not blow draws out of laziness. They do it because nobody explained what a conditional waiver is, or why the invoice has to match the budget line.
We walk the borrower and their contractor through the draw process at the start of the file, in their lender's terms, and we stay the point of contact for every request after that. You hear about a draw when it funds, not when it breaks.
Hand us the construction files.
Draw administration is where a small shop loses the most hours. It is also the part we have done the most of.
